What We Do

Initial Consultation

Our goal is to gather pertinent information, order the preliminary title commitment and schedule a time to view the property.

We will discuss any potential complications and solutions, and set a target market date.

Pre-Listing

During the prelisting, our goal is to determine what may need to be repaired prior to the home going on the market and to coordinate with tradesmen to ensure that the property is ready to sell by our target list date.

We will confirm the list price and review all documents. Rest assured, our team takes care of all the details.

Active Listing

The property is active on the Metro Listing Service. Our team has already begun actively marketing the property.

Once offers are received, we gather all offers, condense them into one place for ease of review, and create a preliminary net sheet so that the seller has an idea of the net proceeds that the estate/seller should expect at closing.

Under Contract

Once the property has gone under contract, we manage all dates and deadlines, negotiate any inspection items, provide security checks of the property, and review the final settlement statement with the seller.

Our goal is to ensure that the sales transaction is smooth all the way to the closing table.

Pre-Listing

How We Prepare

  • Walk the property and meet the tradesmen, if necessary. Coordinate clean-out and/or repairs
  • Prepare the comparative market analysis to determine the list price
  • Schedule Photography and Build the Listing in the MLS
  • Place the lockbox and initiate weekly safety checks.
  • Review the preliminary title commitment with the seller to verify any encumbrances, judgments, and Liens
  • Review the Listing Documents and Disclosures with the Seller

Active Listing

How We Get It Sold

  • Property is listed/active on the MLS on a Friday morning
  • Any offers are presented on the following Tuesday
  • The seller receives a weekly showing report
  • In a multiple offer situation, the seller receives a spreadsheet of offers for ease of review
  • The seller receives a preliminary net proceeds sheet
  • Attorney review of contract and addendum
  • All documents and addendums are executed by the Seller
  • The property is placed under contract in the MLS

Getting to the Finish Line

  • Manage all dates and deadlines
  • Meet the appraiser
  • Negotiate any inspection items
  • Perform safety checks of the property
  • Coordinate with the selling agent for inspections and closing
  • Provide a weekly update to the seller
  • Coordinate closing with the seller
  • Review the settlement statement
  • Provide the client with a zip drive that contains all documents
